Not every move should be rushed. Nigel Aw

The approach

A more considered way to move.

Most people don’t lack information. They lack a way to apply it to their own situation, and someone to think it through with.

  1. Where the pressure comes from

The stress rarely begins with the property itself. It arrives when the timeline, CPF, renovation and family plans begin to overlap, and every decision starts to depend on another.

  2. How I work

I slow the process down. We look at the whole picture first: the numbers, the sequence, the commitments already in motion. Then we surface what could become a problem long before it does.

  3. What matters

Not every move should be rushed. Often the better decision is to plan properly first, so that when you do move, you move once, and with conviction.

Services

Three ways I can help.

Whether you are selling, upgrading or looking at landed, the work starts the same way: with your goal, your numbers and your timeline.

  1. Sell with a strategy, not a listing.Selling

Street-level pricing, positioning to the right buyer audience, preparation, viewings and negotiation, sequenced around your sell-and-buy timeline.

    The selling journey

  2. Plan the progression before the purchase.Buying & upgrading

Affordability, CPF and cash flow, timing and the trade-offs between options, so your next home also works as your next step.

  3. Landed homes are assessed on different terms.Landed advisory

Land fundamentals, layout efficiency, A&A and rebuild potential, renovation cost and future resale, assessed for sellers and buyers alike.

Landed advisory

Landed homes ask a different set of questions.

Not a higher tier of property. A different one. An apartment is assessed on the unit. A landed home is assessed on the land, the structure, and what the two can become. Same care, different checklist.

Cross-section of a landed home showing the seven points Nigel assesses: land, structure, layout, extension potential, hidden works, road and authority lines, and the next buyer. 1 2 3 4 5 6 7
Each point is marked on the drawing.
  1. 01

    Land fundamentals

Shape, size, orientation, frontage and plot context. Is the land practical and desirable on its own terms?

  2. 02

    Existing structure

Build quality, age, condition and soundness. They decide whether the next owner moves in, renovates, does A&A or rebuilds.

  3. 03

    Layout efficiency

Flow, room sizes, natural light and usability. Good land can still carry an inefficient house.

  4. 04

    A&A and rebuild potential

Extension potential and buildability, within setbacks and envelope limits.

  5. 05

    Renovation and hidden costs

The work the home needs, plus systems, drainage and waterproofing. Rarely visible at a first viewing.

  6. 06

    Road and authority factors

Setbacks, road widening, drainage reserves and compliance. They shape what can be used and built.

  7. 07

    Future resale

Who will want this home next? Buyer pool, marketability and long-term value.

If you are selling

Buyers compare land quality, road profile, renovation cost and future flexibility, not just price. Your home is positioned on those terms.

If you are buying

See what the property can become, and what it will cost to get there, before you commit.

How I work

Five steps to a clearer decision.

The same order we follow in a first conversation. The line fills in as you arrive.

  1. 1

    Understand

The real reason for the move, not just the property.

  2. 2

    Numbers

Affordability, CPF, cash flow and the hidden costs.

  3. 3

    Timeline

Sequence the sale, the purchase and the move-in.

  4. 4

    Trade-offs

Compare the options honestly, including doing nothing yet.

  5. 5

    Move

Act once, with a plan you can explain to your family.

The selling journey

Priced by street. Sold with strategy.

Your home is not worth a district average. Two streets can mean a six-figure difference. The journey below is how we protect it.

01Plan

Goal, timeline and the sell-buy sequence.

02Price

Street-level comparables, not district headlines.

03Present

Preparation, visuals and the right buyer audience.

04Negotiate

Enquiries, viewings and offers, handled with feedback.

05Complete

Exercise, completion and the move, on your timeline.

About Nigel

Observant. Practical. Grounded.

Before real estate, I was a professional gamer and then a firefighter. Both taught me the same thing: read the whole situation before you act, and stay calm when other people can’t.

Today I help homeowners across the East Coast with asset progression, CPF and cash-flow planning, and the timing of a sale or purchase, with a particular focus on landed property.

The work is less about finding you a listing and more about making sure the move you make is the right one, made once.
